We are currently negotiating a deal with a property owner while building relationships with engineers, builders, town managers, and others who (like @Steve B. says) we would have never thought reasonable to call without the education we are getting from VestRight. its just an advanced version of the very simple concept on BP of creating your core 4.. of course with developement its more like your core 12 :)  good luck all in the development world.. this can be done.. but its not something that will fall in your lap its not like talking someone into selling their beat up rental :)   

@Brittney Yang first red flag is it doesn’t sound like he’s that interested in long term holds but the primary reason for partnership is expertise in renovation and secondary reason is balance sheet and income to help get financing.Regarding reason one, I would offer to compensate him for his time in assisting you and have a very clear scope of what that responsibility is.  

There are not enough workers/contractors/tradesmen to get done what you want at a reasonable price so you often have to bring up workers from the front range area.

I think that's one of the reasons that I didn't post very much on BIggerPockets, it's because I was just trying to keep my head above water.But now it's 2025 and things are stabilizing and I have a much more positive outlook on the future.Let me know if any of you had a couple of difficult years recently and how you were able to turn it around if you did.

I have made reasonable efforts on all complaints - but I guess you can never make some people happy.

@Drew Poniewaz  I just mentioned a range of reasons why zillow and craigslist delete seller financing ads. 

I am a father to one, she’s my reason to keep going and not give up no matter how hard or complicating it gets.

Buy quality real estate at a reasonable price and hold on to it for a long time while taking care of the property.Ultimately you are going to figure out your strategy by trying. 

After that either party can end the lease for any reason.

Now, I have not tried this but in practice I see no reason why I could not use a service (Plastiq, Venmo?)
