Assuming investors still have not heard anything - this seems more and more like it will unfortunately head toward a BK filing. 

Hi BiggerPockets Community,I’m heading to The National Due Diligence Convention in Houston this weekend.  

I have one investment starting to head down this path now on the non-judicial side, but no real experience yet (fortunately).PPR note buying is usually more of a long term commitment than investing in 506 house flips and usually involving larger investments.  

My son will be heading up the effort.  

As a market, Dallas is still growing rapidly.

They already replaced the head of the EPA (sorry earth) and now have there eyes on Jerome Powell.

We've seen our area MLS which covers about 20 counties come down to an average sold to list price ratio of 95.1% and Knox county specifically has come to 96.4 % which is lower by about 2% from this time last year and down from our peak this year of 98.5%. but it's about in line from winter 2022 into spring 2023 which was a time when rates were rapidly rising.

Along any major road heading out of the city.

I buy a underground lawn sprinkler head , buy the key in a plastic bag with some oil and bury it someplace easy to find . 

I am out much earlier a lot of the time.I may have missed a few, but I just sprayed this out off the top of my head.
