If that means our rental stays open because tenants cant move in, or on a flip that we lose a week or two because other contractors cant get in, then in that case it cost us a couple grand to paint in holding costs or missed rent.

Hi Amber - there are some key determinants to increased revenue here on the Grand Strand.  1) an elevator if greater than two stories, 2) proximity to the beach, 3) a pool, and 4) a jacuzzi or spa.

I usually get duplexes in decent condition for about $22k and put a couple of Grand into it with myself doing the work.

@Kaitlyn AragonMy first property was a primary residence that I house hacked.Second property was a rental property that needed $8k in repairs.Third property was a flip that made a modest return.Now we do 20+ flips/brrrs per year and raise money for them.The point here is that you don’t have to start with a grand slam.
