With regard to giving a tenant leeway, its very short sighted to evict a tenant with a VERY strong track record for a VERY small shortfall one month, especially when they have been communicative and given you what sounds like a reasonable explanation as to what is going on.

They pay close attention to all invoices I give them, and we have a good relationship in which they feel comfortable questioning me if they need further explanation in any case that they may feel an invoice might be a bit high (by the same token, they have also brought it to my attention if they feel I have undercharged them at times...this doesn't mean they want a larger bill, they just want to be sure I am aware of it and perhaps give them an explanation why).

My mentor says you can get more cash flow and liquidity with SFH vs Multifamily, since brokers seem to want a certain cap rate on sales accross a geographic area vs when working with SFH sellers, they're more flexible and motivated based on individual needs.What are your thoughts on buying SFH vs Multifamily?
