And maybe diversify a little, invest half in a low cost S&P500 fund like VOO and the split the rest across 2 or 3 syndications.Hi,yes i thinnk the future for S/P is not going to be the high returns of before.

I'm hopeful we can find more productive ways with less red tape in the future outside of LIHTC leveraging technology since standard construction really could use an overhaul.

If the partner wants to get a bigger cut on future deals, they can save their money and buy into a larger percentage on the next deal.

Will we ever use a PMC in the future?

Both properties have a substantial amount of equity that’s essentially sitting idle.Would it be a good idea to tap into this equity (through a HELOC, cash-out refinance, etc.) to fund future fix-and-flip projects or purchase additional rental properties?

So, my first caution is it would be healthy not to expect similar results on certain real property investments/deals in the current and near future cycles.That said, there are multiple considerations and clarity needed, before I would act on any investments with your equity.

As mentioned, I ended up telling her she can finish out the remaining 5 months of her lease via Zelle, but with the expectation that we switch to Avail if she renews (and Avail will be required for all future leases).I wasn’t sure about the legality of forcing her to switch to Avail since it wasn’t mentioned in the original lease I inherited from the last landlord.
