Just shine a flashlight and watch those buggers jumping around.Also, fleas are pretty easy to deal with.

I look at a property, then do my due diligence, quick and dirty as to comps, if that's good I'll beat feet back for a closer look, if I see issues, I'll get someone over there if I have to buy beer and bring a flash light!

Even in deep pipes one can point a flashlight down and look.
