In my opinion, the Founder’s Letter written by Jonathan expressed values of: (1) Open Communication, (2) Actively Engaged Management, (3) Care for Each ClientAlthough RDU was stellar in getting me off the ground in my first real estate venture, about halfway into our relationship, I noticed that action on core values expressed in the Founder’s Letter began to wane.Most recent, after Hurricane Florence, I received a text message from Jonathan saying, “Your properties faired well during the storm”.

I too was first deliberating whether an early termination would alter the original "expiration" of the lease, as per your interpretation of "expiration".HOWEVER, if this was the case, I cannot think of a scenario where the condition expressed in the halfsentence "... but not ... earlier than 60 calendar days prior to the expiration of a fixed-term lease" would come into effect.

If either doesn't pan out -- either the 1B deal falls though or the permits cannot be obtained -- they invoke the contingency and walk.Now, if the contract had express language concerning the settlement date being pushed back to allow for buyer to satisfy either of those conditions, that would change my opinion completely.
