Ian Tudor Move-In Ready House with No Permits
24 July 2013 | 8 replies
Most rehabbers that i know don't pull permits for anything other then serious structural work that changes square footage (room additions, expansions) and other new beneficial additions that need to be reflected on the title or public records (new HVAC with ductwork, changes of gas water heater to electric, etc).Hire a good good licensed contractor to give you an unofficial honest opinion for a nominal fee, make notes of everything he says, then hire an official inspector, see what he finds and also point out the things contractor mentioned to discus further.

Bill Gulley I don't think selling now will work, but he is exploring that idea, the problem is that this has been officially announced and ground is being broken within the week, so the damage is done I think.I am thinking it might be better to wait and see if there is any expansion or subdivision plans for tribe members or whatever that may buy the neighborhood and that would be the best bet.Of course if the traffic, noise and crime gets out of hand, it may be a different story.
Rich Weese I was seeing this in sfrs with inexperienced bidders. If into commercial, take time to read this.

I have overseen over 1,200 units as a commission of a large PHA and I cut costs and overhead and had some significant maintenance/improvements made, hired an attorney on staff, acquired other properties for expansions and brought the PHA to a well performing rating, don't get me wrong as if I'm taking all the credit, there was a great staff and excutive director that I put in there that was amazing and they get the credit, but I stepped into that appointed position and had never owned 100 apartment units at one time!
