Anyhow this makes me afraid of accepting someone who got their eviction record concealed.

Successful individuals must learn to accept uncertainty, maintain a flexible mindset, and continue to invest.

I am really inspired by people who a take something that 95% of other investors would pass on and make it work exclusively for them through sheer will and creativity even with bad market conditions.

It's not normal to do it prior to an accepted offer.

If she refuses, then you have to go legal....actually I would get an attorney even if she accepts cash for keys...have a binding agreement drawn up to make sure she can't return.I was curious so I just looked this up, and you have what is called an 'At Will Tenant'.

I am not sure there would be enough margin in this to support your goal.We know people are not lining up to accept section 8 so you could build housing targeting that group in some locations.

So now I am 25 and I was finally presented with an opportunity (duplexes are super rare in my area/state btw) I put an offer in and it's looking like it's gonna be accepted!!
