It will be a while before the negative equity starts to be recovered.  

I'm also in Nashville and getting started in property mgmt.

Maybe one the contributors on BP will see your message and start something like that.  

What starts out as a delta ( wrapping the underlying and taking in the difference) started to break down ..

Paul has started at least 3 separate threads in the past few days announcing to the world the success he's having with section 8 rentals and repeatedly reminds us he doesn't have a clue how to calculate the true operational costs associated with these properties.
