As an agent that works with OOS investors frequently I prefer they come into town at least during the inspection period.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

How are you managing your properties in that area given that property management company seem to be extremely unreliable and seem to go under quite frequently 

Even the most meticulously crafted plans can frequently go off track due to unmet responsibilities or unforeseen events.This is the essential characteristic of the real estate industry.

@John Friendas Without knowing the expenses and costs associated with it I can’t make an educated judgement.

You also tend to get more frequent and better feedback than with an STR, if you treat your residents well.The last quadrant, unnecessary but not obviously so, is usually as a result of either converting an STR to an MTR or from remodeling above the standard needed.

I obviously had not educated myself well before diving in. 

Their commercials seem higher quality than the no on prop 33 commercials (who have similar budgets but from much more sources).Hopefully voters educate on this and strike down this proposition for the third time. 

I have a good FT job in education administration, but I want to retire asap, focusing on RE (so, not really retiring, but you get the idea).
