I heard a story today of a condo owner whose entire complex was lost.

Additionally, I've been spending a lot of time evaluating condo / HOA management solutions and accidentally stumbled on ManageCasa, which offers a free trial and < 3 unit free tier that has allowed me the time to get in, kick the tires, and really appreciate their attention to detail and broad feature set that adapts to each unique industry sector.

My short term goal is to start investing in single family homes/duplexes within 100 miles of Boise as long term rentals.

And during the next year or two I'm going to save up so I can get a second duplex!

I purchased a duplex in Saginaw from them in late 2023 and should have seen the red flags from the start.An early red flag was when my contact Katee was doing a video walk-through of the property that I ultimately purchased.

At my point in life everything I own is both a cash flow superstar and appreciating nicely, because I'm invested in growing, popular areas.If I was just starting off now, I'd probably be aiming for value-add in good areas where I could either live there while improving the unit(s) - ie a duplex, triplex - or where I could trade sweat equity for profit, or both.
