Give them a day one which it is going to be done and tell them the floor needs to be clean and all the furniture removed from it-plus they can't walk on it for a set period of time until the floor is dry-probably a day or two.I'd also make sure you increase their rent because my guess is when it comes to replacing the floor AFTER they move out, you aren't going to recoup what you expect from them.

To do that I could cut a hole in the dry wall and turn it 90 degrees so people can use it from the hallway but there is a light switch for a nearby bathroom in the way so that would need to be moved into the bathroom as well.

When installing new ones in a gut reno, run the finished floor all the way underneath them, so if there is a leak, if flows out and can be seen and fixed, vs. soaking into the subfloor and rotting it.
