Disagree here.It's probably one of the better cashflow markets around.Low entry priceHigh cashflowBlue collar working class employed tenantsOnline rent payments Well kept yardsReally great "Bang For Buck".Other sub $100,000 markets are usually C class at best.Toledo offers solid B class for sub $100,000 entry.Thanks

disagree with this.. its explicitly written to keep those that are not licensed from selling property under the guise of selling a contract.. but we will see there will be litigation and fines etc and case law will be laid down.. but it wont stop it.. too many folks could care less about these laws and will just do it until they are shut down etc.

There’s a big difference between disagreeing with someone’s methods, promises, and forecasts, and detecting actual fraud.I’m not sure that for many of the gurus we call out that fraud is so easily detected, let alone proved.

You and everyone else are obviously free to choose who they like, dont like, want to, dont want to do business with or be associated with.All I am saying is that what I like about them (everyone is entitled to agree/disagree) is that with the volume of members that the vendors have access to is substantial.

So I disagree with your assertion that pre-existing lienholders (e.g., the owner of a tax lien from 2014 in your example of a 2017 tax sale) can sell the property on the courthouse steps after a tax deed has been sold.I am not a lawyer, and this is not advice.

The best way to do it is when you actually live on the property, ie. a double/duplex, or just renting rooms in your home.It's an entirely different set of skills from long term rentals, but I disagree that it's significantly more complicated.
