And are you looking for turn-key properties or something along the lines of a "fixer upper"?

I think the key is you have to just always try to look at it with fresh eyes and consider that others are in different points of their trajectory. 

We deliver our properties free of both (noted as such in the lease) and then contractually make the tenant liable for prevention/termination.
