Hey everyone,My friend and I are partnering on a deal in Atlanta where he brings 100% of the up front cash (i.e. 20% down payment and $50K-ish for a rehab) and I find the deal, manage rehab, run numbers, and am the brains of the operation (and I manage the buy/hold on the back end) and assist downstream with refinancing.

Im in the Stockton area and would love to immerse myself around like minided people and pick theyre brains.

If someone is dumb enough to send your money to one of these syndicators not only do you not have any doors you also don't have any brains.

If your brain is wired like a CFP your challenge may be getting away from the analysis and focusing on the people.

Cant see myself wasting any more brain thought on it.

Axel, talk to Ann Bellamy, who is fairly prolific on BP and was in podcast interview #9, I think - she's a hard money broker, a great lady and I'm sure she would be happy to let you pick her brain about this side of the real estate biz.

Any advice from y'all would be amazing, any one willing to let me pick there brain for 30 min would be even better.
