I have a database of investors that reach out to me almost weekly looking for deals.In terms of price, if the numbers make sense, an investor will buy it.

Just my opinion but one residential property per LLC is an overkill in my mind and just ends up costing a lot more money down the road in administrative / accounting fees. 

Do you see the lack of fact/data based decision making here?

Once there is a record or a database anonymity is suspect at best.
