I do see properties cash flow positive out-the-gate on 15 year fixed financing even here in the Bay Area, but it's fairly rare.Incidentally, if you plan on future acquisitions, anything that threatens your ability to qualify for future mortgages is a threat to your income and success.

Make sure you understand the contingencies and how they work in your state -- generally you want to do this work after your financing/appraisal/etc is 100% lined up, after the negotiating is 100% done, and after the seller can NOT back out of the deal without the threat of significant financial/legal consequences.

That was when the line was really crossed and I reported it to the FBI cyber crime division (I doubt they will do anything, but one can hope)But why I love BP is that a member, who I have never even talked to before, saw the site was down and offered to help fix it.
