Reqauest a refund from them verbally and in writing and  continue to follow up and  go up the  management  chain if needed . 

Ultimately, it’s about finding an arrangement that aligns with your goals without compromising your ability to discover the best deals.

But when it's equity gains, no tax, only at time of sale and if you 1031 Uncle Sam let's you continue to use that tax-$ for investing purposes.

I'm finding that this strategy is helping people, building repour with people, and continuing to keep business moving forward while some say it's hard and sit on the sideline to wait until there is mass movement.Appreciate your time and reply and good to hear that you're experiencing some similar action a couple hours' drive away. 

I'd likely just agree to break the lease with a couple months of rent as a penalty rather than force these people to continue being tenants in my property....you never know what will happen to the condition of the property.

If you plan to resell, I think it's wise to discuss with seller in advance and that way the lien on the property can be transferred to second buyer, but you can continue to make payments at the former schedule etc.

You have decent cash flow that you'll continue to accumulate, which you could put toward a deposit later for another property. 

They had caught some trespassers.We have continued to upgrade our security systems as capabilities have increased and costs have decreased.
