Hi all, Just joined Bigger Pockets, recently got my Real Estate salesperson license, and am contemplating a career move into the Real Estate industry, looking to learn, make connections and see if i can make this work.

I've contemplated investing out of state, but am not comfortable going into a market blind.

Elizabeth, overall good list but, landlords can not "fine" a tenant, I wouldn't use that term and they may charge admin fees that are not usual and customary in contemplation of the lease or what a landlord is generally expected to do without spelling out duties not contemplated.

So, I'm contemplating HML.  

I have done very well in the stock market, and I am contemplating cashing out my IRA to buy an  investment property.

I've started my own meetup group in my area and I'm really contemplating a facebook group specific to my local area. 

I was contemplating switching all the knobs to plain unlockable knobs and the deadbolts to the Kwikset Key Control master system.  

I was contemplating buying a google chromebook. 

I didn't go any further than the 3 days, even though I contemplated it a lot, but did some more research and decided not to. 

even though I do want to buy rental properties soon but not right now I would like to get into flips...I have been contemplating going to the bank to get a loan because some people say I should go try to get a personal loan or get a small business loan and use that to buy and flip my first home so I've been thinking about it but I'm not really sure yet...money is a little tight since I moved states and have 3 small kids don't make it easier...people also been telling me to just jump right in but that's hard when your funds are low !!
