They can't just make a unit ADA compliant without your consent.

Not sure whether you’re allowed to record conversations without the other party’s consent in CA, but you could at least install some security cameras on the property.

Assuming it's an LC, you don't need a title company.BUT, you should use one to make sure you have clear title and a record a Memorandum of Land Contract against the title, so seller can't resell or refinance without your consent.
