@Candor RealTo manage a short-term rental property effectively, hire a local property management company, use smart home technology, build a support team, conduct market research, choose a desirable location, set aside an emergency fund, and invest in insurance.

I know when I buy foreclosures and exit.. on my disclosures there is very few things I attest to and I put at the bottom .. in the comments section buyer should conduct his or her own due diligence..  

I'm expanding into the world of tax lien/deed investing so will need to be conducting title searches on a regular basis. 

In 2023, we saw the city of Philadelphia conduct new tax assessments and increase taxes all across the board.

Read books, have conversations and after a while you will understand how the more successful wholesalers conduct their business.

I would start with some local meetups, and/or some of the conferences that happen each year.Meetups: head to meetup.com and search "real estate investing" for your market.

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

Then there are the weekly networking events, conference calls, webinars, etc.

Not always the case, but we see a large majority in our area. the way, I see this going – if wholesaling will now require a license, they will either be large groups of vigilantes conducting this anyway, or a severe lack of deals for agents who assume that properties will just show up in front of them.
