.: What would be the price ranges of Class A, B and C properties in your markets ….If you don’t mind sharing, what are the definitions of Class A, B, etc?  

We were thinking about this now because it's hard to find good deals in our price range, so thought it might be easier to put it into a bigger deal but sounds like that's not such an option. 

What is your price range for the small MF and are you looking turn-key properties or something along the lines of a "fixer upper"?

We’ve had a lot more turnover and higher vacancy rates across the front range than in previous years.

Once you start stacking more and more property loans into your personal name, it can bleed into your personal credit worthiness.This bit me in the butt when I wanted to refinance my own house when rates were in the 2% range.  

Putting it all together: If I were starting over and looking for a house-hack in Denver, CO today, I'd be looking for a 4 bed / 3 bath property in the $500K - $600K range in an up and coming area (like Aurora near the medical campus).

If I'm working with a HML, that number will come down to the 15%-20% range.

Protection from lawsuits is a big item to consider as well, especially in higher price range properties. 

Interest rates don't help, but investors were also successful in the 80s and 90s with rates in this range. 

That's when I realized the importance of staying organized and having a comprehensive checklist.Closing a deal involves juggling a million things.
