Just a follow up question, were you utilizing debt to invest, I have always been taught since a young age to try and not utilize debt (I come from a family of stock market investors, traditional business owners) where debt is not utilized as frequently which I obviously understand debt can be a very powerful tool and utilized in a great way its just something I want to avoid with my investments to an extent any suggestions for investing without debt or as little as possible. 

Cleveland, Baltimore, Toledo, Indy etc....You will see net population decreases in most of these areas but these are the areas where the prices are the lowest in the USA and come with rents that are very high when compared to the sales price.

The logic doesn’t hold up...Let’s compare this with another investor who took a different approach.Seven years ago, Investor X purchased a duplex in a stronger market for $300,000.

You will owe monthly payments until you fix the property up, rent it out, and refinance to a more traditional 30 year fixed rate product. 

While it's user-friendly and fine for selling physical products, its scalability for managing multiple rental properties is limited compared to WordPress.

How would you guys compare Columbus to somewhere like Memphis that has similar price points?

I am trying to get one of mine in the Luxe category and it has been futile - especially when I compare my property to the few Luxe ones in my locale.  

Via a study I done comparing the Preforeclosure leads that PS provided with county records for over 167 counties across TX, CA and FL.

I agree with @Michael Baum, are they true comparables? 

It’s worth calculating the total investment (purchase price + wiring replacement) and comparing it to what the property could yield after the upgrade.
