Once you get into 3bedrooms and up Furnished Finder won't be as reliable as a channel to find tenants.

As for Booking.com, I haven't had many bookings through that channel, and I wonder if it's due to the quality of the API connection with Hospitable.And one last question, does the owner portal work well for you with Guesty?

I would keep and organize all of your communication around this issue, including gathering pictures of the unit and the area in question that was repaired.

A certified letter is good because they sign for it, acknowledging receipt, any other forms of written communication you can get to document that they were notified of the hazard probably also helps. 

Therefore best to communicate with the immediate neighbors early in the process.

But i guess in today's world where things are on line and investors are used to Internet communications this is much easier than those days.

Just make sure whomever you work with is halfway competent and communicates well, the latter is the most important.
