I'm wouldn't characterize the tenant actions as evil. 1) You should learn the laws in the areas where you own property (right now).2) You should, in writing, demand a copy of the lease they claim to have and give the tenants a time limit to produce the document.3) Send the tenants written notice of rent increase (and/or non-renewal) according to the laws in your state and city if the tenant fails to produce a written lease.

Their overall inventory consists of quite a few more moderately priced cabins and I feel an extreme luxury cabin would be brought down by the average ADR of the other properties within their inventory.American Patriot Getaways, owned by Matt Naas, i would characterize similarly to Cabins USA but with just a smidgen less praise.

I am not high-frequency trader type by nature, with "balanced" risk/performance views if to be characterized by wall street terms... my goal to be equal or above 8% yield (really want to say 10% :)) while learning notes, hopefully getting into riskier assets with time (NPN) and getting into 15-18% territory within 3-5 years.

The only other alternative is to partner brokers with investors, analyzing the deal for the investors, putting financial packages together and collecting a 2-3% fee for this (it would probably have to be characterized as such given in Canada it is illegal for a broker to give money to someone who is not a broker for a referral or lead.

I love this market because as has been mentioned here the fundamentals are strong, by which I mean there's a diverse economy characterized by durable industries including tech, healthcare, manufacturing, distribution, etc, there's population growth with young professionals moving into the city, the cities are walkable and well planned, there aren't natural disasters such as hurricanes, fires, earthquakes, etc, to worry about, and the quality of life is generally high.
