Great episode!

I recommend to continue getting active on the forums, but also taking the time to listen to some podcast episodes, I am pretty sure they hit on tips for finding your first deal.I am also in the middle of reading Brandon Turner's "The Book on Rental Property Investing" and it has some good stuff in it that I hadn't picked up on over the past few years of self-education.

Disclaimer, I haven't used this, or even purchased my first property yet, but Integra Realty Resources is mentioned in the bigger pockets podcast as a source of cap rates, I think it was episode 265 with Andrew Propst.

I am addicted to the podcast so I will make sure I put this specific podcast episode at the top of my list.

I am thinking to do the same thing like you in FL after I came across Dan Lane's podcast episode 198 that was talking about this kind of investment (see link below).

Also there's at least a few BP podcast episodes (and I think blog posts too) that go through the benefits/drawbacks of getting your license while being an investor. 

When we mention that we want to make 'low-ball' (albeit carefully calculated with investing in mind) offers and lots of them we don't get the hungry, enthusiastic response we have been looking for haha.Multiple episodes of the BP podcasts have individuals who have casually mentioned getting licensed like it's no big deal.  

I started listening to the BP podcast back in May and listened to a lot of episodes since then.
