Educating yourself is crucial.The goal is to broaden your eyes and mind. 

These slides were very helpful in broadening my perspective on loans and what kind of leverage is available to me, especially specific to house hacking.

I would also strongly recommend you broaden your search to all of Las Vegas, not just the southwest part of town.

I highly recommend agents learn, pursue and become active investors for the reason you stated... also, in addition, it broadens your potential client pool as a “Realtor” to include Real Estate investors!

This allowed me to broaden my geographical footprint to cover more markets, it brought decades-long broker and seller relationships, and it brought capacity to underwrite, tour and analyze a LOT of opportunities.
