What is their book of business?  

I spent the prior 18 months obsessing over the markets, reading every book, diving into a massive rabbit hole with mobile home parks, and ultimately decided that in 2023, I had done the research that would suggest this journey is an absolute certainty. 

Hunt down a book - "Investing in Real Estate with Lease Options and Subject To Deals" by Wendy Patton.

The narrative that these are cash flowing properties is aggressively pushed by everyone who benefits from these transactions...turn key operators....brokers....pm's but its incredibly difficult for the non hands on buyers to operate these homes for a sustainable period of time.

A lot of wholesalers are in the business of short term transactional deals where they can make $10k here and then never speak to the buyer again.

this is the distinct different between being an actual lender like a bank .. and an investor in a fund.. two very separate transactions.. when you lend and receive collateral on the asset you get paid when it pays off or the borrower refinances etc. 

He’s constantly handing out free advice, wrote the book on 1031’s and handled mine last year. 

Leverage equity, explore house hacking, and continue learning through books, podcasts, and local networking to refine your strategy.
