Meaning swimming in 100's in the bathtub right?

Also for whatever reason the appraiser listed the bathroom as "remodeled" even though there was obvious wood rot on the floor and the bathtub wasn't properly sealed to the wall.

Added new scratch & dent appliances $700, vinyl flooring (same auction), installed a new bath tub ($100) & tiled the surround (same .49cent tile).

My curiosity is peaked now.Does the city code require a bathtub overflow drain? 

The husband comes outside to shoot the breeze and I ask about the house, if they are having any issues, he says no but wanted to ask me about swapping the shower/tub in the guest bathroom to one of those walk-in bathtubs...He said his wife has trouble lifting her legs into the shower as it is and that they would pay for the tub and install.

I have replaced that hot water heater and the bathtub plumbing.

The grout in my shower wall corners and where the tile meets the bathtub is cracking or completely missing in some areas.

As you can see from the picture, this window in the bathtub has created a mess and there is rotted wood underneith. 

Authorized a few small projects that our good tenant wanted to complete, refinished the bathtub, sprayed for pests/bugs, and cleaned up the outside of the property.
