. - it's not a new born baby, which you might get from single tenant who signed the lease and few months later you have all that crying neighbor whole nights.I'd take 3y.o as my neighbor any time IF her income is good enough or exceed 4 rents.IMHO

There is NO risk of gas leaks and... city inspectors aren't grumpy when a tenant piles cloths in front of the "furnace" (because there is no open flame).
