I'm actually looking for large value ad stuff where the house is a pretty light rehab EXCEPT for major structural or foundation items, because most of those kinds of items now don't scare me away and I can differentiate and compete with less people when finding them.It takes baby steps though, if that makes sense.

When we asked for updated bank statements, updated paystubs, a 2 day old baby chicken, and to source a large deposit, at 7 AM, she sent all the paperwork within 5 minutes and had a courier bring us the 2 day old baby chicken within 30 minutes.

I went up to look at the property and one of the doors had gunshot holes in it.After I finished inspecting the property I went back down to the street and was immediately approached by several people asking for money and cigarettes, there were plenty of females using Walmart carts as strollers for their babies, and finally when I went back into my car someone came up to me asking what I was doing there, I replied "I'm looking to buy a home here" to which he replied "Really?!

I've heard many people say this will result in tenants running the bill up super high since they're paying a fixed amount, but have never had it happen once (these are A and B properties, too). The
