We have to do a no docs loan as we don't have enough personal income to qualify otherwise.

You could get sub 5% a couple of years ago and even close to 4%. 7.75% for a no doc DSCR loan for an LLC is actually pretty good.

On the other hand, if you only have a $15,000 renovation budget and you plan to put tenants into the property in 3 months or less, a No Monthly Payment option would make more sense for maximizing monthly cash flow.
