Needless to say the neighbors are ecstatic.I removed an amateur pot dealer who guarded his stash with two 80 lb Pit Bulls who regularly got through the fence and into the family neighborhood.

This is a very "backwoods" amateur transaction...to include myself to some degree.  

But it is WORTH IT, because I am a business person not a rookie/amateur that is rolling the dice.

I thought they were generally very amateur.

I'm only one of a few hundred still alive who do what I do ("legacy" systems - OpenVMS).Also was a liturgical musician for 40+ years, amateur musician, did HVAC back in the chlorinated halo-carbon days, did pro-audio, ran a recording studio briefly (I was otherwise out of work most of 1985), have done community college telecourse broadcasting, TV production (camera, audio, editing), low-voltage wiring systems. 50+ years experience public speaking including business presentations, international technical symposia and liturgical settings.

I am a amateur investor and I am looking to gain access to additional funding, industry knowledge, and access to resources such as contractors, whole sellers, and finding properties. 

I feel like I have a good amateur knowledge of deal analysis from my reading and podcast listening, but I still am having a hard time finding any deals in my area.My criteria are 100-150K home price, bought at 10% below market (or bought at 15-20% below market, including rehab cost) with price:rent ratio being around 1-1.1.

Interested in learning from and networking with all roles within the industry from experienced pros to amateurs like myself.
