I believe Paula Pant had a recent podcast episode on Afford Anything that featured a couple who lives in Japan and invests in the US.

I can afford to invest in B properties with larger down payments but I guess it means I may be doing more like 2-3 deals per year than 3-4.  

I am also a huge believer that with massive affordability issues in cities people will start to migrate to smaller towns that they can afford.

Go wtih what works - but intelligently.We offer a free month of rent, but to avoid desperate people, we credit 50% towards their 2nd month (to make sure they can afford 1st month rent + SD) and then credit the other 50% the 5th month.

Focus on neighborhoods near employers or schools, and explore slightly outside Austin for more affordable options. 

The problem is you can't afford to properly make repairs when you are dealing with the lower tier properties and go with the cheapest bids doing nothing but putting duct tape on issues that will become recurring or believing you are making the repairs correctly but use inferior labor and materials because its all the property can absorb cost wise.  

But affordable housing isn’t good enough.

There is a growing trend of apartment owners investing in submetering systems for water as these have gotten more affordable.

High-end properties might require a white-glove approach with customized services, while more modest properties may prioritize affordability and efficient communication.

I'm analyzing properties in my expensive market which has a dire need for affordable housing.
