For the past 9 years I have owned a rental property in Philly in a neighborhood that college, graduate students, and young adults love.

If the pet rent is incorporated into the rent, they won't care nor will they know, but it will feel like they're being treated as responsible adults rather than as children.  

I could have had it made if there had been some adult who knew what the Path to Success is.

I felt like I had finally found a path I'd been looking for my entire adult life!

Bay View I guess I'd call B+ to A, lots of young adults with careers and family, and currently a very desirable place to live.

Being that I now have all of you good, kind, and savvy investors to tap for some advice, I do believe I shall take advantage... so here is my question in the form of a medium-long and winding story: I am a bit of a slow bloomer in the area of adulting...

They used my inexperience as a means to intimidate me by being condescending and the fact that I was female made it all that much easier for them. 

I would target a 2/2 as it opens you up to a larger group of tenants. 2 female roommates won't go into a 2/1 unless it is in DC.

My wife has been in prop management for most of her adult life and is a regional manager for a large company so I plan on using her skills on the management side (why didn't we do this much sooner!!).
