I googled it and found this:If you rent it to tenants, you would treat it as a rental and report it on a Form Schedule E.

To vet guests, you can use a pre-booking form, ask about their plans, and require an ID and signed agreement.

While I don't want to focus on doing this as my main source of income (I still mainly want to do fix & flips and contract assignments), I wouldn't mind trying it, just to see if it's something that could work for me.  

Im reading a lot right now and this helps me a lot. 2 things I can't understand from properties I've looked until now ( which all requires a lot of work), 1- owners who wants to sell their property and tells me also the rehab price, which makes no sense for me,( even the rehab price for me, with a quick estimation is 30-40% less expensive then told to me. ), 2-  Realtors that don't knows the ARV or rent price after rehab.Thank you again best, Ilir

I recommend that you only communicate with the tenant in written form (email/text) which can be used in an eviction proceeding. 

The interface is user-friendly, and the reporting tools are especially helpful for tracking property performance.One downside is that it can be a bit pricey for smaller portfolios, but the features have been worth it for me.

Also, if you form an LLC to hold the property, you will need a designated agent(attorney) in that state. 

Forms they should have asked me for up front were asked for AFTER declaring my file as complete.
