Forging e-mail headers is trivial.Its possible its a virus on his machine or perhaps his mail server that's using the addresses.That's a good reminder to ALWAYS be careful with e-mails, even if they appear to be from a trusted source.

I really don't trust 90% of them to locate Texas on a map.Your strategy would work very well for rational depositors, but during a panic the FDIC insurance servers a major role in maintaining financial stability IMO.

Well, I'm sure enough that I have commercial policies and work with commercial lenders regularly.I'm not saying that a commercial lender will lend on one duplex: typically it is a blanket loan for serveral properties.

However none of this is going to be much of an issue(at least I think) due to the fact I already live in what is basically the worst of it as an "on site property manager"(I'm cheap labor, process server, and rent collector for a young[23] slumlord) of a small 6 unit multifamily.
