You'll get a full spectrum of perspectives, good and bad.

And a flight to quality doesn't hurt either--the properties at the lowest end of the spectrum often suffer the worst and can be the last to come back.But good defense requires one step beyond underwriting--not stacking on too much debt is very important.

I called spectrum internet provider and they told me I cannot get another internet service for myself because each unit can have only one internet service.

The house while old is in nice condition and has quite a bit of new components (roof, boiler, hot water tank) and should make for a great rental so be we do a good job of screening tenants.By no means am I saying it is A or B class renting and the tenants are top notch citizens but it is not at the other end of the spectrum that some are imposing is all doom and gloom.

So if you have a 2 year tenant add another 0.5% to that. 5% side of the spectrum for the higher end/larger buildings/higher gross rents,.For CapEx- I would put real numbers to it as much as possible.
