HI @Brad Simmons   I was able to get an entertainment related tenant, took only a couple months, i got sort of lucky there were some other warehouses in the area that were vacant for 6 months or more, but mine had a 20 ft clearance, which is rare in the area.

@Brian Simmons - For an appraisal on a refi, they'll generally lean into the historical operations as their primary data points with support from comps on the income and expense side. 

I haven't had any issues with my property by Hardin Simmons but there are A LOT of vacancies currently...may consider adjusting pricing some to stay competitive
