How about a house with an ADU, or a basement with a private entrance that can be rented out?

if i buy a rent ready house off the MLS, and put it under management with a good PM... that's basically turnkey too just without the label and the provider.one thing i notice on BP is how many new investors think they're being guaranteed outcomes rather than processes. 

Now, this was all done with someone's private money so is it private money or hard money?

I've only read about it, but never really investigated it since I don't see it possible for me.What about private lending? 

we only did private notes back in the day.. and never thought twice about DOS.

Treat your family private lender like (or better than) any other private or HML: promissory note and lien recorded against the property.

There is running private credit and running MF and then their is portfolio mgmt.

All is not lost, if you can find a seller of the apartments who is alos willing to finance the purchase for you;  Or look for a private/hard money lender.
