Also keep in mind when I started funding investment rentals in 2002 for CA investors 100.00 a month cash flow was the goal and accepted.. and even break even or a little negative was fully acceptable in markets with historic appreciation..

I would caution against using security deposit funds during a tenancy if you can avoid it; you want all the funds available at move-out in case you need them.

We often use zoom showings, but they build on that mutual in-person experience.We don't encourage bottom-of-the-barrel neighborhoods, simply because with 60-120 year old properties capex tends to exceeed cash flow over time aka money pit.

As it stands, I live in the master bedroom, I have had 1 long term tenant that has been with me since the purchase and the other 2 rooms have been listed on airbnb and have found some temporary tenants through mutual friends.
