You spent 4 years getting that finance degree so I would leverage that to get a job making the most money for the next 5 years while you figure out real estate on the side.

Fine, I will just keep the property in my name and will collect my rents and and run my business through the LLC structure I just spent $10k on because that will keep me protected.

You want to read foundational books to build strong instead of reading a book on self-storage now.Just do those 2 things for 6 months and I guarantee you will be on your way and will not have spent more than on books.
