Learn real estate before trying to deal in real estate.You don't need cash or credit to close a deal in your name and then sell it, that is the proper way to transfer title.Don't get on the wholesale circus train where you have clowns to the rear and jokers toward the front, it's a runaway train!

My advice would be to get into something to rent that's cheaper and stash the extra money for a bigger down payment or pay down any debt and get the credit score up.
