We have 10+ self service car washes/auto bays with no subscription services (some closed, some active, some partially active) for sale in our region and I am looking to find alternative uses for investors interested in the properties. 

I have seen folks go on to do great things with paid training.as well as seen many and its probably the majority do nothing with it.. and end up selling their books and tapes on E bay for 50 bucks.thats where i would start E bay look to buy every guru's books and tapes you can find listen/read all the material and see if there is anything you learn from that.   

Purchase price: $1,800,000 Cash invested: $960,000120ft tunnel carwash with 3 detail bays and an upstairs business office. rebranded the carwash business to match the same name and logo as two other carwashes and offered a joint monthly unlimited wash pass that was usable at any of the three wash sites!

Love the self service car wash but not a fan of the detailing bay connected to it.

There are lots opportunities in easy bay township or downtown Condos (where str is allowed.) direct west of TC has lots str experience opportunities (water front/ farm house , wineries), direct east close to Williamsburg has great opportunities even for long term summer rental to the horse show participant (June to Sep).

Any inputs from realtors in bay area/San Jose, how much value ADU adds to the home? 

My market is a few hours from the bay area and offers many advantages over CA.

(who btw, would have handled the entire project, not just a few trades) Such a small community -- everyone knows each other and even about my friend's project 20 miles across the bay.
