By sending a check, in many states, if the tenant cashes the check they are de facto agreeing with your damage assessment and will have little ground to dispute your accounting.  

Use this experience to work out the kinks and build a strong boots on the ground team.

She had zero grounds for any lawsuit and she is the person I wouldn’t recommend to anyone even if she was paying on time.

Instead, I recommend starting with turnkey properties while you build your local team and establish your boots on the ground.

To do with other ppls money, you need that personal relationship with the money source and then they have to trust you in terms of market research, boots on ground, analyzation, contracting, and exit sale.

Consider spending some time in these areas to get a feel for the market and see if you'd enjoy living there. you ever dealt with ground up non owner occupied construction loans? 

Hey @Devon Moore not sure where or why you'd lean towards a land lease unless that's standard for this developer.In my experience its difficult to capitalize deals with ground leases involved.  

We have a couple ground up projects in the early stages and will be taking that into account when planning.

They virtually never do ground up ADU additions.
