I’m confused as I don’t believe the seller would be paying a commission but I feel this is a gray area as an agent. 

However it sounds like drug abuse may fall into an illness sort if gray area and if a past conviction for drug abuse alone you may want to look into whether you have other reasons to refuse.

Ryan Thompson what’s your typical purchase price for acquisition and rehab and arv?

It's a bit of a gray area for some attorneys, and they think it improper to possibly put an owner in that situation.There are some real positives for doing a Sub2, even with a due on sale clause, but both the buyer and seller should be well informed of the potential gains and losses with the method.
