From there, you can better estimate the end numbers and work back to figure out the GP/LP  equity needed and the estimated returns.

Given the lack of activity / buyers in the market at this time with rates, would you reccomend holding and renting it until the market is better to sell in? 

Now, I’m curious about real estate investing.I have some experience flipping a couple of houses, and although I have a ton of flaws, one of my strengths is being resourceful and assembling amazing teams—I’m always looking for people better than me at what they do— what seems to be a good fit for real estate.

@Erik Estrada is absolutely correct that working with a broker usually leads to a better rates and fees.

I am always trying to learn how to do better in this type of space. 

I'm sure I could go to some midwest markets or even some more depressed markets in my region and get better pricing, but that's out of my wheelhouse at this point in my life as I have no desire to learn new markets when I'm closer to the end than the beginning. .Sure, obvious but over looked.

@Charlie Hardage, how is paying down the HELOC better than paying down the initial mortgage without the HELOC?

Hope is the industry gets some relief soon and I can revisit some options to further improve asset revenue through amenities and/or roll into a better rate a lower principle.
