So for those who may be following my journey via Forum Posts, I had a home inspection on the Remington rowhome and the roof was poorly redone and may be a deal killer.

The biggest mistake new investors make is to walk a property, maybe explain in general terms what they want and then let the contractor come up with the SoW.For a bedroom this could be:- replace carpet- repair closet dooror- remove carpet- remove curtains, nails and screws- replace closet doors, entry door SKU#- replace window SKU#- refinish hardwood floors 144 sqft, clear/oil-based- prep and paint all woodwork- patch walls, texture, paint walls eggshell white clay, ceiling flat white- replace light fixture SKU#, replace lightswitch w decora/white, replace 3 outlets&covers- install blinds SKU#Obviously, the cost would be quite different.

New roof, siding, soffit, fascia, flooring upstair, repair fencing, yard work/landscaping, new flooring upstairs, new vanities, kitchen remodel, new paint job What was the outcome?

I have a great tenant and very few repairs issues (I put in a new HVAC and water heater a year before I moved out) but will eventually need a new roof (house was built in 2005).

For example, an agent would collect a reduced commission, flat transaction fee, or no commission if the buyer sources an off-market deal directly.In your case, if you'd like to compensate your agent, you can include it in the loan.

I also liked the fact that it was structurally sound with concrete block construction, a tile roof, and high elevation.
