I stand by the concepts in my 5/27/2020 post on this BP topic, Buying auction properties in Wake County, NC, that people serious about buying foreclosures should take a few law classes or at least know every detail in their state statutes regarding the process. 

For downpayment, it's simple math concept.

Assuming you are keeping them, you'll want to familiarize yourself with the BRRR method--both in terms of concept and actual tips and traps.

@Joe Edwards-HoffI found an email from looking into lending for ag land when I was looking at buying 300+ ac. - AgAmerica Lending 863 - 607 - 9500They are based in Florida but do loans in a lot of states.

Similar concept as a duplex but without the fierce level of buyer competition. 

@Edward StephensI have also been advised in the past that passive losses cannot reduce active gains.

@Joe Edwards-Hoff  Yes I believe conventional financing won't allow income producing agricultural property. 

Total rehab. we removed the galley kitchen and created and open concept with a 24 sf island in the middle.

I'm presently working with some investors and our plan is to build some more 10 bed facilities (I'll post separately about these future concepts.)

It has no upside, and nothing remotely positive about it. even if there were some situations where it would benefit both parties (and it doesn't) it is still wrong on its face, the whole concept is against what we stand for.
